Take out a small classified ad in the local paper. Say that you will pay $10,000 to borrow the money or whatever you will be prepared to pay for the use of the money. Just look at the cost of the money , the cost of doing business! If you have made $1 then you have made a profit.<br />
What are the numbers you are working on? Maybe we could share and all learn from the transaction you have found.<br />
