I have a client who wants to invest in raw land. Can anyone tell me what the market is doing in other areas? For my experience, it is not moving very fast here in Central Texas, but I am not seeing prices drop.

I am in the northeast (Philadelphia). Land, or buildable lots, are moving slowly here. From a commercial lending poit of view, nationwide, lenders have lowered the LTV's (loan-to-value) on land to a max of 40%. However, on the flip side, I believe that land is usually a very good investment, but like all other forms of real estate, only if purchased at the right price (wholesale - under market).
