Flipping is the process of buying a property with the intent to sell it for profit. This type of creative real estate investing usually carried out in a short period of time, with the investor purchasing a house at a lower price and then selling it at a higher value.

Properties that you can flip:

1. Fixer-upper homes or handyman specials
2. Foreclosures
3. Newly-constructed homes

Flipping is not illegal. There's nothing wrong with buying a house then quickly selling it for profit. however, flipping is considered illegal only when it involves mortgage fraud and other similar activities.

Hi Matt,

Posting your properties in Online listing service will help. There are popular online classified ads wherein you can post your properties, such as craigslist. Joining various social networking sites/forums, etc can help you find buyers. Direct selling will also do. There are plenty of ways to do this, you'll just have to work hard :)

I have had several students want to start out rehabbing first instead of wholesaling. To me that's like expecting to run a marathon before running a 5K race. Wholesaling helps people learn values and processes involved with buying houses with no money or credit at risk.

Hi Matt,

I usually get about 200 18X24 Bandit signs and write all the info. in big black letters from one of those magnum sharpies. The number of beds and baths go in the top left like 3/2 along with the construction type like Block. The top right corner goes the year built if it's an attractive selling point. I put the most attractive selling point in the top right hand corner. Then I put the price like this $57K CASH in the middle then under the price or just above I put one more attractive thing about the house like MOVE IN READY!! Then the number goes below that. I put all the signs out along with about 1000 flyers in the places people go everyday like the grocery store home depot local strip malls etc... The signs are put out on the roads leading to these places and back to the house. Here's why we do that ... most times the cash buyer will come from a friend or relative that lives in the neighborhood.
