When I get a property under contract I call the company I buy my bandit signs from.  I order 300 blank bandit signs.  Then I get some crazy colored 8.5 X11 " paper like hot pink or a bright orange or yellow to create 1000 flyers.  I handwrite the signs and hand write the flyer and have the print company copy the flyer on to the crazy colored paper.  The idea is to make sure the flyer stands out so it will get read.  I put the most attractive info. on the top right of the flyer and the bandit sign.  I put the number of beds/baths in the top left and my price in the middle and write cash so I get calls from people with access to cash.  I make sure the purchase price always ends in a 3 or a 7 like $87K or $63K.  Don't ask me why, I heard it one time from Richard Roop and it works.  Then I get my flyers delivered all over the neighborhood and local shopping centers.  I put the bandit signs out along the route from the house to the local grocery stores, post office, restaurants etc...  You know, everywhere a local would go so they see the signs everywhere.  Here's why I do this, I had a problem property that we were trying to get rid of and every person that was remotely interested in it came from an acquaintence from someone in the neighborhood.  A lot of times these folks want their friends and family to live near them, makes sense doesn't it?  Remember to answer the phone live when it rings and call back any missed calls right away.  The goal for the marketing is to get the phone to ring, create a buyer's list so make sure to get name, phone and email address & to set appointments for buyers to see the house.  It's very hard to sell a house over the phone so why try to do it?  Sell the appointment first then sell the house in person.  Get as many prospective buyers there at a time to try to create an interest.  I set appointments 10 to 15 minutes apart so they bump into each other.
