My Buyers Will Pay $80k for a Home In Columbus, Ohio. Cheap Homes Everywhere -- Make $20k or More!

Hey fellow investors,

Need someone to buy a bargain home (any home in the SW School Dist), then sell it to my buyer on a lease-option (or other) until he can quality for conventional financing. Big school district. Good deals everywhere.

As mentioned, I already have the buyer for you, and I don't want anything out of the deal -- seriously. The buyer is a good renter of mine. I told him I'd help but I just don't have time to do this. I think it's a pretty good money-maker if you take the time to look at it.

The Good
You'll will receive a steady monthly cash flow of $800, and get a lump sum payment of at least $20k when the buyers get financed.

The end-buyer agrees to a purchase price of $80K, and does not care what you paid for it originally. He just needs a home in the SW School District of Columbus, Ohio. He and his family are not picky, but if the home is in decent condition with a yard that would be a big plus.

The Bad
To make $20k on this, you'll need to find a bargain home (that appraises for $80k), that you buy for $60k or less (including all costs). I don't think that will be too hard in this market.

The Ugly
The buyer's credit scores are in the low 500's. I know this is a tough one, but while waiting on the scores to improve you'll make pretty good cash flow with the $800 payments (for a home you bought in the $60k range or less. Not really that ugly..


So to sum it up, the investor will:
- buy a bargain home in Columbus, Ohio for less than $60k
- receive monthly income of $800 per month (great cash flow)
- receive lump sum profit of $20k or more when buyers qualify.

The buyers has agreed to earnestly improve his credit and get the home off your books as quickly as possible. He's been renting from me for over 2 years at $800 per month. Never late. Good income ratios, and has been at the same job for over 7 years. We will enroll him in a credit improvement program soon.
