Aptly located just 5 minutes from the new international airport and the new toll road -- which short cuts from the Lukeville border directly into this area, this area is now easier than ever to get to. And with the most recent announcement of Organized Electricity being brought in by July 2010 for connection…..the secret is getting out! Read on and discover why so many people are talking about Playa Miramar Peninsula as the “2010 Best Buy In Puerto Penasco Real Estate”. For an overview of the peninsula the resorts and communities are in this order: Playa Miramar peninsula begins on the southeast end with the Mayan Palace Resort encompassing the La Pinta Estuary. Luna Delia luxury towers can be seen now on the most eastern edge of their property, which then flows seamlessly into the gated subdivision of Playa Miramar residential community. At the west end of Playa Miramar you can not miss the luxury towers Luna Blanca and Encanto Living, which offer residents unprecedented luxury residential options of either condominiums or large high end villas. As of 2010, these 2 towers are the only beachfront condominium resorts completed for the next @15 miles on the beach! Now, starting at the east end and working our way west, read on for more current information as well as history about each of these unique areas along the Playa Miramar Peninsula. Origins of this entire subdivision goes back to 1980’s when at that time Ejido Miramar decided to lease (due a legal incapacity for foreigners to “own” the land at that time) beach lots to the public. Many lease holders started to build homes, ranging from large beachfront estate to beach bungalows. You can find homes here that are around 20 years old! The Ejido law was amended in 1993 allowing ejidos go private and sell their land, what gave more secure value to the lots that were occupied 95% by American and Canadian citizens. In 1996 Mayan Palace Resorts decided to invest and develop a resort in that ejido, bringing a multimillion investment to Puerto Penasco. On the fast track the Sonora State government in coordination with the Federal government expropriated with Ejido Miramar Consent, the ejido land. Selling one half to the Mayan Palace and giving back as PRIVATE PROPORTY to the ejido members the other half, this is where Playa Miramar subdivision is located today. In this way the Mayan Palace and Ejido obtained some of the cleanest titles that can be provided in Mexico. These titles were obtained directly from the government after an expropriation process- making them the first private titles on this land ever! Which makes for a very “short chain of title”. After some internal disputes among the ejido members were resolved, bank trusts / titles were delivered in 2003 -- Clean and free to each one of the homeowners after months of negotiations. Many of the “original” lease holders, now holding their titles still own their properties and enjoy their homes today! Some are beyond retirement and ready to sell, making for some very lucrative opportunities in this area. Mayan Palace opened the doors of the first phase of its Puerto Penasco resort in February 2004, announcing the impressive master plan shown below. The remaining outlying land, which held titles having bounds with Mayan Palace went vertical that same year, bringing to life Luna Blanca and Encanto Living Resorts.

Mayan Palace opened the first Jack Nicklaus Signature Golf Course just 3 minutes driving from Playa Miramar and announced the construction of the Mar de Cortez International Airport which was built and officially inaugurated by Felipe Calderon President of Mexico showing the importance this region has for developing strategy n November 5th, 2009. A new toll freeway from the border to the airport has been in the plan for some time now and construction has started! This toll road “short cut” will be similar to the one that now easily connects Yuma, AZ / San Luis Colorado, MX with El Golfo, then swiftly on to Puerto Penasco / Rocky Point. This new freeway will bring you from the Lukeville Arizona border directly to the Airport, with only @30 minutes driving! This will save travelers heading to the Miramar Peninsula an average of approximately 1 hour! At the end of the toll road is the airport and you are only 5 minutes drive to Playa Miramar peninsula communities. Playa Miramar Residential Beachfront Community enjoys a clean and pristine stretch of sea shell beach 2.5 kilometers long, which is host to 105 beachfront properties organized into “El Pueblito Miramar” homeowners association. With more than 70 second – fourth tier ocean view lots organized into the “Playa Miramar Beachside Community”. Within this community there is a diverse selection of properties that would suit any type of personality and lifestyle. From the beach bungalow to the loft style living -- to the ultimate in luxury beachfront homes, estates and mansions to choose from. In January of 2010 Playa Miramar homeowners independently have organized themselves and started the electrification of this subdivision. Up to this time, these homeowners enjoyed “off the grid” living, with green building techniques, sophisticated solar electric and generator back up systems however, several homes enjoy central AC and heat already! The electrification project is in full swing, with deposits and project milestones begin commencing in February 2010. Driving in you will be greeted by their 24 hour patrolling security team, a trusted group that has worked for the community for many years. Just walk along the beach and you can not miss their carefully placed sea shell paths, palapas ready to accept neighbors for impromptu social gatherings and then there is always the “sunset happy hour”, a daily social event!
