The loan closes in 2 to 4 weeks depending mainly on the speed at which borrower responds to documentation requests. This loan requires minimal documentation from
the borrower.
Most of the fees involved in this loan are rolled into the loan with the exception of the Broker Fee, this fee is paid with the application and is refundable should the loan not close.
When the Letter of Intent is issued it will detail all the terms of the loan and include the closing date.

From that point if a borrower is given the green light to make formal application the chances that they will be approved and funded are better than 99%. The only instances when a borrower gets denied past this point have been in cases of fraud on there side or in overstating of key components of the loan...such as ARV.
There is No Charge nor Fee to review the "Initial Loan Questionnaire" for it's feasibility. This form is reviewed for each submission.
If the information contained on this form does not meet our requirements and it is not a "doable" deal the file is rejected with recommendations so that the Borrower can reapply in the future.
If we feel that the borrower/project has in our opinion a good chance of approval then we ask for the full application.
