UNIQUE Commercial/Residential Opportunity, GREAT LOCATION, North of Austin, TX

I know of a couple of properties for sale that need some creative touches, but they have so much POTENTIAL. One is an old cotton gin built in 1903. It has both commercial and residential zoning. (If someone had the time to do the reasearch, it MIGHT qualify for some kind of historic preservation grant.) There are also two small houses with it, on one acre of land. It is in a great location at the intersection of FM 970 and Hwy. 195 in Florence, TX. You can see pictures of 45 FM 970 at Trulia, Keller Williams, etc. The Texas Department of Public Safety has purchased 1,000 + acres nearby and is in the process of building a state-of-the-art law enforcement training facility there. There are currently very few homes or apartments in the area for sale or rent. The Killen-Ft. Hood area is growing South toward Florence, and Georgetown is rapidly growing North. Major highway projects are in the works and will be bringing more Austin traffic North. The asking price is $215,000. There is a total of 4,000+/- sq. ft. that is heated and cooled, and another 1,000+/- sq. ft. waiting to be developed as a loft. It has city water & sewer with 4 water meeters and 2 more available. This property could be used for residences, antique vendors, artisan shops, retail, restaurants, or a combination.

The other property is a small brick home in a nice neighborhood in Copperas Cove, TX. It was a 3/1 with a one car garage. The owner was in the process of turning the garage into a separate master suite which would make it a 4/2. It has hardwood floors in the hall, living, and 3 bedrooms. They are in good condition, but need to be refinished. New bathroom fixtures, kitchen cabinets, etc. are sitting there waiting to be installed. The completed price will be 79,900, but a builder/investor could take it as is for a fractiion of the cost, maybe $59,000 or less.
