I'll give you an example. let's say that there's a house that will be worth $200,000 when it's built. a lot of builders right now are giving incentives where you can pick up that property at 40% below market, and pick it up for say, 160, and at the time of close, actually get $40,000 in cash back at closing, and that's in the form of pre-paid rent, or pre-paid repairs, or pre-paid improvements. now what a lot of investors do is they take this cash back at closing and then purchase more properties.
