In your experience, are Virtual Tours worth the effort? Do they yield good results? What kind of feedback have you gotten from doing them? I use this technique but it doesn't have that much impact... maybe I'm just doing something wrong.

These are only effective if they are professionally done. But if they are like home videos recorded on a cheap camcorder, then it will do you more harm than good.
I just used pictures. Not videos. I still think they are better than half of the videos you see in Youtube. I'll try to research more about virtual tours, maybe there's nothing wrong with my videos and I just hit the "wrong target".

HD camera shall do good. Also try to edit your videos / or picture slides with a professional editing tool. Windows Movie Maker may be good for the first project but you all know how limited its functions are. Also you may want to put a good music to your video.
What professional editing tool? You meant like Final Cut Pro and Avid? The license in those software costs a lot. Unless you are suggesting to use cracked version which I personally would not reccomend.

You can hire pro people to do this for you. Hiring professionals doesn't have to be expensive tho, you just need to know who to contact. Try people who are fresh from college, they won't charge that high, trust me.
You can actually hire students. This is a good secret well here we go I'm sharing it. Students are hungry for work and they will surely love doing it for you plus you get cheap labor. :)

If you can have a good video then just settle for pictures. I mean pictures in large cardboard, much like what you do when you present a story board? Those sizes will work just fine.
This will only work if you have a good diction and good speaking skills. If you speak like those people who work for the radio or in TV then you carry this thing out easily. But if you're not, you might just drive your clients to sleep.

There are people who really prefer pictures over videos. Try to research more on image impact on your target market. Are these students, professionals, aged group? Knowing that will give you an idea on how to present your materials.

See for yourself first if the virtual tour appeals to you then there may be a slight chance that it would appeal to others as well, but if you yourself didn't find the virtual tour attractive then trash it, it will just ruin your career.
Virtual tours are good only if they are presented very well. I suggest don't make a virtual tour just for the sake of having it. It is hard to make a property look good if you will use cheap digital camcorder on your project.
I found these two good real estate virtual tours over YouTube. Check them out and see the obvious reason why they are effective!
