Having a short animation on real estate will be good, but it will be costly I bet. :)
If you can sell an estate without really appearing like you're "selling" it, then that would really be creative!
I agree, if a prospective client felt with your first few words that you are really selling something, then there is a great chance that you will have a negative result. People are skeptic nowadays, because you are a seller they think that whatever you say are just plain sales talk.

The most adrenalin rushing way to sell a house is to offer seller finance!
When you have even more of these on the go at the same time and heaps of very excited buyers, you just make magic happen, whilst making a profit.
I simply use a cardboard box that looks like I cannot afford the house, and that I am advertising for someone to come and take the house away at a Bargain!
I think people go and sell on the internet, but if you have to get something done, get creative and move on, FAST!

Craigslist is not the most creative but for me it has been one of the most effective means and the price is right.
Tried and True seems to work best. Clean everything. Move "junk" off the property (inside and out). Remove animals. Freshen up paint, as needed. Make the street appeal as attractive as possible. Price the home based on comparable sales- not "I wish" pricing! Get BIG signs pointing to the property. Hire a local real estate pro to sell the best local agents on the home, and to enter the home into Realtor.com using the extended showcase listing feature. Local brokers control the vast majority of retail business. That's where the best buyers are going to come from. It works! Use GOOGLE adwords as an ongoing campaign to attract buyers to YOUR locality. (Hire a pro- don't waste your time/money/energy).
