If you found a property you can flip, you can easily sell it if you have a list of ready buyers in hand. Real estate investing doesnt have to be difficult for newbies. Simply educate yourself with necessary information and you can start making better investing decisions.

Hi Leah, can you give me a wider perspective on how to go about wholesaling houses?
I've been into flipping houses but i'm still finding it hard to build my list, how do you really augment your list?
Should i go out there and start networking? Is it really worth investing your time attending seminars?

get a list of absentee owners that bought houses in your farm area in the last 6 months. The list can be obtained from the property appraiser. Call them & have them burn it to a CD in excel. Next send these people post cards, or letters. Find their phone number through 411.com etc... You get the idea, these folks are ABSENTEE OWNERS & bought a house within the last 6 months. Chances are they will fix the house and rehab it or rent it out. Either way they have cash or access to cash so get their buying criteria and find them houses.
Hi Monica, you have to make sure that you can easily get access to houses that you can wholesale. You also have to master the art of finding buyers for the properties. For Building a buyers list the best resource I have found is to make friends with the President of your local REIA. They seem to know everyone and use their buyers list to start
