Cheapest Way to Get Leads?

What do you think is the cheapest and most effective way to get leads? Consider these elements: Time, Budget, Effort and Results

I know knocking on doors would really be cheap but it is not efficient and of course, nobody would wanna do that.

Social networking is fast becoming one of the cheapest ways to generate leads although this cannot be achieved overnight, you need to combine this with other internet marketing strategies. You also need to be really familiar with internet (tha tis if you don't wanna do door knocking).

The problem with social networking is targeting the real market (the one who would really be interested). It is so hard to pin point who's who, plus the fact that many social networking users are already jaded with unsolicited emails, thinking that these are all spam mails advertising viagra and valium.

Set up a good MySpace account and then just pay for referrals. I am sure you are familiar with site and it will work wonders in your business.

People won't click on your bulletin or your ads if they are not interested in the first place. So how can you miss the target maket? There is just no way for that. And everybody will buy an estate or at least rent a place at some point in time, even the computer addict punk. So don't limit yourself with the professional and family-type people.

Other than MySpace you can also use other social networking sites like Bebo, Facebook, Multiply and Hi5. The list just gets longer each day.

You can also ad free directory listings. It may be hard to believe but there are people who actually go there to search things.

There are PPA sites that can accommodate your business. PPA stands for Pay-Per-Action where you only pay once an internet user signs up :)

Signs have been the most effective way to obtain leads for me, they are very cost effective. I get all my signs at wesellsigns.com they have sign layouts specifically designed for real estate investors.

Outsourcing this from an independent company / individual would save you tons of money.

I guess if you are talking cheap marketing...that would networking and prospecting. So find the best REO realtors, let them know you are in the business and looking for a certain price point, type of house, and can move fast. Then go the your local REIA and find buyers that are looking in that same area. You might even find a deal there, buy you should be looking for cash lenders or partners there. Partner or wholesale transactions that come through, REO or banks are giving things away right now. Also, put a few we buy houses bandit signs. Very cheap and highly effective...you can hand write these and it is even cheaper.... and sometimes more effective...Trust me...
just smile and you can get all the partners you needs....=)
