My firm has solidified a direct relationship with a Regional Bank in Southern California where we have established ourselves as the Authorized Seller's Representative for Residential & Commercial REO assets. You will only deal directly with us (no brokers!) and the VP of the bank. PRODUCT CAN BE VERIFIED THORUGH TITLE.

 

The banks assets are primarily Southern California properties with a few in Northern California, Texas, and Nevada.

 

To engage with us the following protocols must be followed:

 

  • Buyer can pick and choose which Assets to purchase. No minimum.
  • LOI to be made out to Seller of Record, Care of The PerDare Group a.k.a. Seller’s Representative
  • LOI must be completely filled out with properties of interest listed
  • Verification of Deposit filled out by Buyer’s Banking Institution or Escrow Company and dated within 72 hours (MANDATORY)
  • Letter of Authorization to be filled out and signed by Buyer

  • Upon receipt of LOI, LOA, and VOD, Seller’s Rep will release Un-scrubbed Version of Tape
  • Buyer may request Property Information and Photo’s of Asset which Seller Rep will provide

  • Buyer then deposits either 10% if cash buyer or 30% if financed buyer into Escrow Account where Asset’s Title resides
  • Buyer can request 5-7 days of due-diligence period
  • After due-diligence period has expired buyer enters into contract with bank or refuses product and has Escrow refunded
  • Once contract is engaged buyer deposits remaining asset amount into Escrow account for closing

Please keep in mind that as Authorized Seller's Representatives my VP will only speak to BUYERS or BUYER MANDATES. Broker calls will not be excepted or tolerated and you will be logged at the Institution under their “DO NOT WORK WITH” list forfeiting any future dealings or compensation. If you are a broker you must get your buyer on the phone at time of call and work out your own compensation with your buyer, no exceptions!

 

All banking and asset information will only be disclosed to the buyer (person who actually signs the checks) and will not be released to any other party, including brokers.
