You have to repeat your mailings by sending a letter to the same mailing address three or more times before you move to another list. This process will build your credibility with the reader by showing them that you are serious and still interested.

Repeating your mailings is what will set you apart from your competition. Most new investors will send out one mailing, and then move to a different mailing list. And most often give up if they didn’t get any responses. But if you continue to send a letter to the same people, they will most likely call you if they decide to sell their home, because you will look a little bit more credible.

If nothing else you will certainly get calls from them asking you to quit mailing them letters. At least then you can take them off your list so you don’t waste any more postage on them. =)

Also, keep in mind that sending letters has a residual value. Many people will save your letter for future reference. I often will receive a response from a letter that I sent out 6 months to a year earlier. In fact, I now put the following sentence toward the bottom of my letter along with my call to action…

“If you are not interested in selling at this time, please hang on to this letter and give me a call when you’re ready.”
I basically ask them to give me a call, or save my letter for later when they are ready to sell. This works!

Helpful tips..

1)Can't worry about the complainers...there will always be people that will complain. You can't make everyone happy when you market. That is a fact, so don't fret it. And there is nothing illegal as long as you don't directly put things into people's mailboxes. That is not allowed...you can put things on mailboxes..but never in them..

2) Yes, send multiple mailings... I suggest starting with a postcard. Cheaper..and faster and always read first... Letters don't always get opened... Expect to get returns...so sending a postcard first is like a scout. Making sure the mailing address is the correct and you are hitting your target before sending letters. We alternate postcard ..letter...postcard...

3) Know your market: Non-Judicial forclosures happen quickly...so we send them in a bunch in short time frame.
...7 to be exact...then Judicial foreclosures happen a little slower...and probates happen really slow...you can send these once a month until they ask you to stop sending them...same with expired listings and absentee owners...
Probates are usually the most sensitive to letters, meaning the get the most upset when they lose a love one and you solicate them to sell a house. My advice is to send a general "we buy" letter and if they call upset...just apologize and say it is a general mailout to older houses, please forgive me and let me have your name to take off my mailing list...make sure you take them off the list.
That usually takes care of it..
